The Graffin House
Designed by Graffin Design Architects on nearly an acre in Pinnacle Peak Vistas — a 2023 modern residence of 6,500 square feet with a courtyard entry and grand pivoting front door, a split floor plan, glass walls, an attached casita, an upstairs lounge with bar and view deck, mountain and city light panoramas, and a three-car garage just north of DC Ranch in Scottsdale's most coveted custom estate corridor.
The pivot door weighs more than you expect. You push it, slowly, deliberately, the oversized panel rotating on its center axis, and the courtyard behind you, with its paver drive and desert landscaping, gives way to the interior of a house that Graffin Design Architects built not to impress you with its size but with its intelligence. The split floor plan reveals itself immediately: principal suite to one side, bedrooms and casita to the other, and the glass-walled great room straight ahead pulling the McDowell Mountains and the Pinnacle Peak ridgeline into the center of the house like guests who arrived before you did. Intelligence is the word. The kitchen doesn't just occupy the center of the open plan; it commands it, with an oversized island, gas cooktop, premium appliances, and the kind of storage and counter depth that makes serious cooking possible in a room designed primarily for socializing. The great room features a large drop-down screen and projector that disappears into the ceiling when the mountains are the entertainment. The four main-level bedrooms each have access to baths. The attached casita, 850 square feet, its own living space, provides guest accommodations without the awkward separation of a detached guesthouse. And the split plan ensures that the principal suite, with its private wing and spa-caliber bath, never shares a wall or a sightline with anyone else in the house. Upstairs, Graffin gave the house its exclamation point. The fifth bedroom doubles as a gym. A sitting room opens to a bar. And the view deck, separate, elevated, furnished with a lounge and a fireplace, faces south and west toward the city lights that, after dark, turn the Valley into something that looks like a photograph taken from low orbit. You stand at the pivot door at the end of the evening, the bar behind you, the fireplace dimming on the deck above, the city lights still going, and Graffin's design making its final argument: that the best modern architecture in Scottsdale doesn't shout.
