Les Hautes Dunes

In the maritime forest of Avalon's most exclusive enclave, a Malibu-style estate of roughly 7,240 square feet sits in near-total privacy on one of Seven Mile Island's highest lots. Six en-suite bedrooms, an elevator, a lap pool and a soaking pool, and a wrap-around third-floor deck with 360-degree views of ocean and bay, designed by architect Mark Asher.

There is a hush to the arrival that tells you where you are. Most of Seven Mile Island is open sky and neighboring rooflines, but the High Dunes section of Avalon keeps its maritime forest, and 5499 Dune Drive sits deep inside it, screened by trees on a lot of nearly 27,700 square feet that feels a world away from the beach blocks below. The house itself is Malibu by way of the Jersey Shore, a Mark Asher design built for timeless detail and elegant simplicity, constructed by Seaside Development and finished inside by Kiersten Marie, with cathedral ceilings, wood and marble floors, and a gas fireplace anchoring roughly 7,240 square feet. It was built upside down, the main living carried to the top floor where the wrap-around third-floor deck opens to a full 360 degrees, the Atlantic rising to the east at dawn and Great Sound going gold to the west at dusk. Six bedrooms, each with its own bath, are stacked below, reachable by elevator, and the amenities read like a private club rather than a summer house: a lap pool and a separate soaking pool, a sauna, a gym, a spa, multiple ocean-view decks, an outside shower for coming off the sand. What sets it apart is not any single feature but the combination the location makes possible, perhaps the highest elevation on the island, wrapped in forest, holding both the ocean and the bay in view while giving up none of its privacy. Les Hautes Dunes is the rare shore estate that is both completely exposed to the horizon and completely hidden from everything else.

The High Dunes, Avalon's Most Exclusive Enclave. A private lot of roughly 27,700 square feet on one of Seven Mile Island's highest points, screened within an unspoiled maritime forest for a seclusion almost unheard of on the barrier island.

A Mark Asher Design, Built to Last. Architecture known for timeless detail and elegant simplicity, construction by Seaside Development, and interiors by Kiersten Marie, across roughly 7,240 square feet of cathedral ceilings, wood, and marble.

360-Degree Views of Ocean and Bay. An upside-down, three-story plan lifts the living spaces to the top, where a wrap-around third-floor deck captures the Atlantic sunrise and the Great Sound sunset from one vantage.

A Private Wellness Compound. A lap pool and a separate soaking pool, a sauna, a gym, a spa, an outside shower, and multiple ocean-view decks, all served by an elevator across three levels.

Six En-Suite Bedrooms. Each of the six bedrooms has its own bath, arranged for family and guests within a home that feels more private retreat than shore rental.

About Avalon & Seven Mile Beach, New Jersey

Avalon and the High Dunes. At the northern end of Seven Mile Island, Avalon reaches a mile farther into the Atlantic than its neighbors, earning its "Cooler by a Mile" reputation and protecting one of the most extensive dune systems on the East Coast, with the High Dunes its most elevated and exclusive address.

Seven Mile Beach. Wide, white-sand, and deliberately without a boardwalk, the beaches of Avalon and Stone Harbor are among the finest and most low-key on the Jersey Shore, favored by families who prefer quiet elegance to carnival.

The Back Bays and Great Sound. West of the island, calm bay waters invite sailing, boating, kayaking, and fishing, with Avalon's kayak park and a long tradition of golden sunsets over the sound.

Stone Harbor's 96th Street and Avalon's Dining. The island pairs Avalon's restaurants and nightlife with Stone Harbor's celebrated 96th Street shopping district, a weekly farmers market, and summer concerts, while championship golf sits just off the island.

Positioned for the Region. With Garden State Parkway access, Atlantic City is roughly forty minutes north and historic Cape May a similar drive south, Philadelphia is about ninety minutes, and the top-rated Avalon Elementary School serves the community.
